REGIONAL PLANNING AND REGIONAL DEVELOPMENT CONCEPTS

Regional Planning and Regional Development Concepts are cross-community plans, that guide the development of a determined area at long sight, regarding various aspects, such as demography and housing, land-use and environment or transportation and com-munication services. Within the administrative system, regional planning can be located between state-wide and local planning.

LOCAL DEVELOPMENT CONCEPTS

Local Development Concepts are local planning policies that set up the framework for the long-term development of a community or municipality. For this purpose, they lay down objectives and the appropriate measures to achieve the aims specified before. Local de-velopment concepts include indications on the designated development of a whole range of issues, as for example housing, economy or environment.

LAND USE SCHEMES AND BUILT-UP PLANS

Land Use Schemes are documents which are set up by the local community authority in order to give precise information on how a determined property may be used, considering the aims of state-wide, regional and local planning documents. Each parcel is assigned to one out of three major categories – building land, space used for transportation and grass-land. Built-Up Plans are made for those parts of a community, which are designated for build-ing. They give, for instance, detailed information on the maximum of area to be covered by a building or the possible height of a building structure.

INVESTIGATIONS AND CONCEPTS FOR TOWN PLANNING

Urbanistic surveys and inventories are intended to provide a basis for subsequent analy-ses of possible development strategies in predetermined neighbourhoods or city districts.

MASTERPLANNING AND ALLOCATION CONCEPTS

Masterplans specify the preferred usage of a territory and the overall idea or concept re-garding the layout of a development area.

TRAFFIC CONCEPTS AND URBAN SPACE ORGANISATION

At a general level, Traffic Concepts outline objectives to be reached by traffic planning measures. Urban Space Organisation or Urban Design involves the design of urban spaces such as squares, groups of buildings, neighbourhoods or city landscapes.

ENVIRONMENTAL IMPACT ASSESSMENT

Environmental Impact Assessment evaluates probable environmental impacts of certain, predefined developments suggests how to reduce the severity of the estimated impact. EIA can be required, for example, in the course of projects dealing with railways and roads, power industry, mining or water supply and distribution.

SPATIAL COMPATIBILITY ASSESSMENT

Spatial Compatibility Assessment is supposed to examine the effects of major projects on existing settlements, transportation systems, cultural assets or the environment.
